FIND A PROPERTY

If you do not see what you want on our property pages, contact us as soon as possible and we will seek out suitable properties on your behalf. We will contact you as soon as properties matching your requirements become available. It is advisable to start looking as soon as you decide to move. Most students start to look about six months before they need the room. We can then reserve the property that best suits you to avoid disappointment. Tenancies are usually granted for twelve months.
VIEWING

We will arrange viewings to suit you throughout the whole week, including weekends. You will be shown around by an experienced member of staff who can advise you and answer any questions you may have.
RESERVING THE PROPERTY

Once you have found the property you desire, you will need to reserve it by paying a retainer and deposit either the same day or as soon as possible, to avoid disappointment. At this time, any details or requirements can be provisionally agreed, such as occupancy date, duration of the letting and so on.
REFERENCES

We will require a guarantor; either a parent or guardian is preferable. We may also require a previous landlord and/or personal reference. In addition, we will undertake a standard credit check. We use the services of an independent referencing company to obtain and evaluate these references. It is not our policy to pass on personal information about our customers to third parties. As required by the Data Protection Act 1998, we follow strict security procedures regarding the storage and disclosure of information that you have given us in order to prevent, as far as possible, any unauthorised access.
RENTS

Rents are normally quoted termly and payable in four amounts in advance. In addition, the tenant is responsible for Gas, Electricity, Internet and Telephone costs (unless the details state the property is all inclusive). All rents are payable by standing order to our company account or via bankers draft.
DEPOSIT

A security deposit must be paid prior to occupation. We hold this, as agents, in a secure client account throughout the tenancy. We belong to Tenancy Deposit Solutions (an insurance based deposit protection scheme). This is to cover any damage, breakages and any other liabilities under the terms of your tenancy agreement. Please note that the deposit cannot be used by the tenant to cover rent. We also expect all students to keep the properties in a clean and clutter-free condition, within reason. We reserve the right to address this issue at any time and students who fail to comply with the requirements of their tenancy with regard to cleanliness, may find they end up paying a professional cleaner.
ADMINISTRATION CHARGES

A charge is due to Key Home Lets, prior to the start of the tenancy, to cover the tenants share of administration costs including preparation of the tenancy agreement and any legal notices, credit check references, deposit scheme, check-in and check-out. This fee is non-refundable. You will also be re-referenced upon any extensions to a tenancy agreement and/or when the landlord's next guarantee insurance is due for renewal. This is normally carried out before your last two months of your Tenancy to allow for service of appropriate notices if you decide not to proceed or fail the re-referencing process.
